Who is going to protect decent landlords from unreasonable tenants who do no pay or damage properties or refuse to leave when lease/tenancy expires or does not pay utility bills for years [and yet utilities not disconnected by relevant utility suppliers]?
My one tenant left without paying his rent for over two years and settling utilities bills accumulated over ten years. The total loss was Rent RM24K, Utilities [TNB RM3.7K and Water RM2.7K] in addition damage which cost RM5K.
I decided to not to waste more cash on legal case and rather decided to cut my losses. I then sold the house and collected monthly interest income of RM2K whcih is now RM1K due to reduction in FD rates to assist the borrowers while penalizing savers.
